4. Maintain daily service request system and complete service requests
5. Perform follow up calls on service requests
6. Maintain preventive maintenance schedule and complete preventive maintenance
7. Maintain physical appearance of the community
8. Perform apartment turnover duties
9. Repair and replace appliances
10. Maintain MSDS and follow all safety procedures
11. Maintain maintenance inventory
12. Maintain safe and organized maintenance shop, storage and mechanical rooms
13. Proper upkeep and use of lock out tag out station
14. Maintain apartment history cards, lighting and snow logs
15. Work with contractors on snow removal, lawn care, etc.
16. Monitor HVAC equipment
17. Shovel/sweep using broom, shovel snow
18. Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow
